If you are thinking of selling your home in the near future, you want to make sure that it looks its best before you present it to potential buyers. A number of people do want move-in ready homes and will not settle for a property that needs even minor repairs performed on it. Part of preparing your home for sale should include getting estimates for repairs before you list it.

 

Arrange your Own Home Inspection

Rather than waiting for a potential buyer to have a home inspection conducted on your property once an offer has been made, you can arrange for an inspector to come in before you list it. For a few hundred dollars, you will know whether your home needs any repairs before the first potential buyer crosses your doorstep.

Look After Minor Repairs

Take a look at all the items on the list that the inspector has uncovered. Fix as many of the minor ones that you can afford to look after. You may think that something as minor as a sticky door, torn screen or a dripping faucet is a quick fix that will not matter to a potential homebuyer, but neglecting to repair these relatively minor items is enough to put doubt in a buyer’s mind about what bigger issues they might be buying along with the house.

Get Estimates for Repairs you Cant or Are Not Prepared to Pay For

If there are other repairs on the list that you either can’t or are not prepared to pay for, get estimates from contractors for the work. Some buyers may overestimate how much the repairs may cost. If they have quotes from qualified contractors in front of them, they will know exactly how much they are looking at to repair the house.

You may need to be prepared to accept a lower offer because the home needs repairs. If you know the cost to fix up the house, you will know whether the offer being tabled is fair. Getting estimates before you list your home makes the selling process easier.
